Annual Financial Statements are sent to the owners every year along with the Annual General Meeting Agenda, including Statement of Financial Position, Statement of Income and Expenditure, Aged Arrears and Aged Creditors.
We prepare and send Notice of Intention to hold Annual General Meeting, Agenda, and Minutes for Annual General Meeting (AGM) and Extraordinary General Meeting (EGM) on behalf of the chairperson, record resolutions and guiding the meeting following the required process detailed in Unit Titles Act 2010 and Unit Titles Regulations 2011.
A clear debt collection regime is established for collecting outstanding levies, including the collection of penalties, interest, associated legal and other costs from the defaulting proprietors. Our regime assures all expenses incurred in the debt collection process are borne by the defaulting owner, not the entire body corporate owners.
Prompt payments are made to regular service contractors. For non-regular works, invoices are always sent to committee for approval to ensure the owners are satisfied with the work quality.
We maintain the owners register as per Unit Titles Act 2010 requirements. Communication is sent to owners by email only for prompt and effective communication purpose, unless a written request from owner to specify the requirement to communicate by post.
Insurance quotes are obtained Insurance quotes are obtained every year and the final decision shall be made by majority owners or the committee.
Special services may be requested by our clients, like GST & Income Tax return, facility management, etc. A cost estimate will always be provided to the committee prior to the commencement of any additional service.
